I am writing to express my gratitude and thanks to the Loan Doctor for saving my home. My husband and I had some financial difficulties due to a work related injury. In November of 2007, I contacted my mortgage company to see if they could work out a plan to help me afford my monthly payment and bring my loan current. They advised that they would help me, however it would take about a month for approval. In the mean time I was unable to make my monthly payment for November & December.
My lender finally sent me a letter with an approved workout plan in early January 2008. This plan required me to make loan payments that totaled over $500 more than my original loan payment for 13 months until I became current.
We were able to make these payments for 3 months, and barely keep our heads above water. When April came around, I contacted my mortgage company again to request a loan modification. It was already difficult to make the original mortgage payment, however the increased payment was making it impossible to support my familyʼs basic needs.
My lender advised that if I failed to make my April payment that I would default on my workout plan and they would have to start foreclosure proceedings. I advised that I did not want to default, however I needed to have 1 additional week to make that payment on April 15th instead of April 7th, as I had to take care of $2000 worth of medical bills that month.
I was pretty much threatened that if the payment did not make it to them on time, they would begin foreclosure proceedings and I would have to not only pay that monthʼs payment, but I would also have to pay a $4000 fee to stop the foreclosure.
I called the first person that I could think of for advice, the loan doctor. He suggested that I try requesting a modification of my current loan with my lender, again. He advised me on what I needed to do to get it done. I called my lender back, armed with the knowledge of the steps needed to get what I wanted. They advised that there was nothing they could do and they did not know what to tell me.
It was at this point that we made a decision to walk away from our home. The home that we loved so dearly, our children’s home. I began to hate being in it, it felt like a prison trapping us for so many months. I was looking forward to a 2 bedroom apartment that I could get a decent nights’ rest in without pining over how I was going to pay for this or that.
The loan doctor called me a few days later to see how it was going. I told him that they declined to help me and that was ok because I never liked the color of this house anyway. Plus, apartments are much easier to clean.
The loan doctor asked if he could contact my lender to see if he could get anywhere, I thought why not. I have nothing to lose, now.
Less than 24 hours later he called me back to provide the details of my loan modification. These details were confirmed in less than 3 weeks with loan documents from my lender. I was able to skip a payment on both my 1st and 2nd loan, my interest rate on my 1st was reduced to a fixed rate below 4%, the principle balance of my 2nd loan was reduced. I am saving almost $1000 per month over what my old payment was and my loan is now considered current with my lender.
I don’t know how you did it, and I don’t care. We LOVE our home again and are soooooo thankful for you!!!

I’ve been a carpenter-Custom Design for 10 years –my business has been very steady for the last 7 years. It was up to late 2007 when my business went down –since the New Home Construction Industry collapsed so my income, for the last 8 months it’s tough out there to stay afloat with all expenses I fell behind on my mortgage payments I tried to negotiate a loan modification with my lender to lower my mortgage payment they kept me on hold for a Couple months –they couldn’t deliver because the lenders only see their Interests not the home owners interests-finally I gave up- I knew I wasn’t getting any help from the Lender –they dropped a Trustee Sale Notice at my house for a trustee’s Sale on August 28, 2008 that really Put pressure on me to get ready to move out of the house before that date Not until I was contacted by THE LOAN DOCTOR, they were able to put a stop the sale on my House with 4 minutes to go on August 27th 2008 before it went to auction sale –I never expected Such a good and professional and dedicated service to the home owners as the Loan Doctors gave my family. Last year, was disaster year for my family, my oldest son of 23 years, suffered a heart attack, he died, instantly this situation brought a big financial misbalance on my family, we own a small Catering Food Truck in the city of Bakersfield, CA, my son was my biggest helper in our business, we didn’t have life Insurance to cover him. My husband’s health got so bad he was diagnosed with Diabetes type II –to make matters worse, my doctor diagnosed me with Arthritis –Rheumatic –We couldn’t take care our business- we fell behind on our mortgage payments-we looked for help to save our house nowhere –we couldn’t refinance to lower the payment we couldn’t do that either our home had lost so much value due to the decline market, It was one thing after another. Wachovia was not willing to work with us. We tried to do this ourselves for weeks but we could not get anything accomplished. Wachovia continued to foreclose on our property even though we were trying to work things out. We can’t believe that you were able to stop our foreclosure and actually lower our payment while getting our loan current and back to good standing. And you were able to accomplish this task just one day shy of our house being sold at auction by the bank. It is nice to know that there are people out there like you. I would like to thank Mr. Doc Sullivan for his patience and diligence. We tried on our own for many months to get a loan modification with Citi Mortgage. Citi would lose our paperwork, claiming they never received them. We were ready to give up. Then we heard about The Loan Doctor. After consulting with Doc Sullivan, he assured us he could help, but we needed to be patient.
A few months later we began to lose faith because it seemed to be going nowhere. Doc continued to assure us we were making progress. Also, we had not paid on our second mortgage for over a year and they were calling daily. Doc explained he would deal with the second loan once we complete the first. When they call we are to refer them to him. Doc explained that our second loan had no leverage because we owed more on our first loan than the current market value of our home. So the second would not foreclose, only try to collect as much as they could on their loan. Apparently Doc knows how to play their game and plays hardball when necessary.
Then our luck changed. One evening Joe from Citi called. As luck would have it, Doc was at our home reviewing the file with us. Joe was telling me the file would soon be closed because Citi hadn’t received the required paperwork. I put the phone on speaker so Doc and Joe could review the file from the beginning. Doc was able to document everything. About two weeks later we received our loan modification documents. Our payments were reduced by almost $400 per month. We were relieved.
Then our second lender stopped calling us. About two months later, December of 2010, we received in the mail a “Cancellation of Debt” from our second lender. Our $92,000 second loan was cancelled altogether. Another $700 monthly debt was gone.
I must admit we got very frustrated during this process. But it was worth the aggravation. Doc was amazing. He never lost his composure with our constant phone calls. He was always reassuring it would work out in our favor. He was right.
We don’t know how he does what he does. But we are thankful for all his hard work and persistence.

We would like to express our gratitude to The Loan Doctor and Doc Sullivan. We had been trying to get some mortgage relieve from Chase for many months with no success. A friend suggested we contact The Loan Doctor for help. At first we were somewhat reluctant. If Chase wouldn’t work with us; why would they be willing to work with a modification company? We decided it would be worth the call. Mr. Sullivan spent an hour on the phone with us. We were impressed with his knowledge and candor.
We were facing foreclosure, and didn’t want to lose our home. We decided to give Doc a chance to save our home. And we’re glad we did. The whole process took many months to complete. Mr. Sullivan was in constant contact with us with updates. Sometimes he acted like a marriage councilor, keeping us calm under very stressful times in our life.
Upfront Doc explained the process of dealing with Chase. He said Chase is slow, but thorough, and eventually we would get positive results.
To our relief we did get a modification. Our payments were reduced by almost $1500 per month.
We are grateful and appreciate everything Doc Sullivan did for us.
